2025 Meeting Minutes

  • Tennis courts - good shape, no issues

  • Pool - now that we have had the first busy weekend we need to remind neighbors of pool
    manners. Nancy to write a post for Melissa to check before posting on Face book page.
    Concerns: children not being able to swim and not being supervised, throwing food in the pool,
    bad manners in the bathrooms, etc.

  • Discussed concerns about A1 driving school cars with single occupants handing around the
    neighborhood. Colleen to contact to discuss.

  • ACC sent out 54 letters regarding violations for yard, home, trailers, boats, etc. 40 neighbors
    have resolved their violation. 14 second letters will be going out with fines starting 15 days after
    letter goes out, at the rate of $25 per day per violation.

  • Concerns raised again about street parking. We are limited as to what we can do as the streets
    are public and not owned by Willow Tree. Will include a reminder on the Face book post.

  • Again concerns were raised regarding dirt bikes. We had a concern raised from Southlands
    regarding bikes entering their yards/streets through the cleared electrical line access area. Also
    a concern about bikes going up and down individual driveways.

  • We have our website issue squared away with a neighbor willing to maintain it and make it
    more user friendly. Melissa to meet with Joel to discuss what we need going forward. Nancy
    willing to attend. How long to we keep information on the site. Need to post financials,
    minutes, yard of the month winners, etc. Add a section for recommended contractors that
    neighbors can add.

  • Discussion of concern of number of rental homes and possibility of more in the future. Will
    contact our lawyer to begin working on the covenant change needed to control number of
    rental homes. We have multiple homeowners who have volunteered to knock on doors for
    signatures. Will also have the lawyer add a statement regarding our fining procedure and a fine
    schedule.

  • We will work on getting a summer newsletter published.

  • Pool shed has not had any water issues since the curbing and gutters were completed. Michele will stay on for 2026 and does a great job keeping the pool area neat and clean.

  • There will be no increase in pool maintenance for 2026.

  • Nancy to confirm with Mansell Landscape Management they will do the fall planting. Also to have them spray the brush along the tennis courts where we removed all the trees.

  • Chili cook off scheduled.

  • Weekend of Thanksgiving we will do the Christmas decorating for front entrance and common areas. Heather and Stephen Juras will handle this again. They did a great job last year!

  • Dues invoice to go out Oct 1st along with the newsletter, covenant change explanation and ballot.

  • Melissa and Nancy to forward information to Joel to keep the new website moving along.

  • A neighbor has offered to pay for supplies to update and improve our free little library at the
    play ground. Melissa to check with a resident about interest in doing this.

  • Lock will be put on the pool today and the bathroom door lock changed for use from outside. Pool closed and all furniture, etc. stored for the season.

  • Newsletter to go out first week in November.

  • Chili cook off coming up November 15

  • Proposed amendment regarding leasing will be posted to the website. Ballot will be mailed out
    with newsletter first week of November. We will determine if we need to use volunteers to get signatures.​
