Discussion:

Update on ballots received for amendment. Send out a reminder on neighborhood Facebook page. Get together in two weeks to determine who we need to reach out to.

Possible look into other HOA law firms in the next year. Get quotes.

Annual meeting will be Sunday March 22 at 4 PM at the pool parking lot.

To do mailing in February before annual meeting

Need to confirm if parking lot paving price will be the same. And determine if we should wait until 2027.

Discussion:

Went through proposed 2026-27 budget as compared to 2025-2026 actual to date. Few changes made.

Newsletter will be ready by end of day 2-17. Will be printed and mailed out along with the annual meeting agenda, notice of meeting, financials and proxy. Will be mailed out early the week of February 23. Meeting March 22 at 4 PM at pool parking lot.

Give landscape company the ok to do mulch at playground and pine straw at all common areas. Also flowers for front entrance for end of March.

Security cameras at pool and tennis courts are old and no longer function as they should. Getting quotes from multiple vendors and expect a cost of +/-$8K. Will finalize before pool season.

Pool to open May 1. Inspections are beginning to occur. Pool is in good shape and all should be good for the season. No increase in maintenance fees but expect one next year as it has been three years.

There are signs in the pool area that are in rough shape and need replacing before the pool opens. Melissa is looking into this.

Pool fence was replaced last season. It is time now for it to be sealed. Jesse is getting quotes for this. May include some repairs to the playground fence. Estimate $4.5K

Need to determine if tennis courts need to be pressure washed this year.

No houses currently for sale. Two that were on the market have both sold to families.

Discussed the proposed amendment and all the related neighborhood Facebook chatter. We have been advised by our law firm to not respond to social media and reserve discussion for the annual meeting.
